Today’s market is, in a word, finicky. Buyers are active but selective, and results vary sharply by price, condition and location. June MLS sales volume finished about 8% above last year as active inventory fell about 5%. Yet asking prices remained below the prior year for the 26th consecutive month.
The takeaway: homes are selling, but sellers cannot rely on momentum alone. Pricing, presentation, positioning and negotiation matter more than they have in years.
Up to $1 Million
This is the most payment-sensitive segment. Buyers have choices, scrutinize monthly costs and often compare resales with builder incentives. Homes that sell are priced realistically, show beautifully and remove uncertainty. Those needing work or starting above market face longer market times and price reductions.
$1 Million to $3 Million
Activity is measured, not frantic. Buyers will pay for quality but scrutinize renovations, lot position, floor plan, community and long-term value. Turnkey homes in desirable locations still command attention. Aspirational pricing does not.
$3 Million and Above
The upper end shows the greatest relative strength. Cash-heavy buyers are less rate-sensitive and will compete for exceptional architecture, views, privacy, golf access and true scarcity. Still, not every luxury home sells. These buyers know the difference between expensive and exceptional.
BRAD’S BOTTOM LINE
There is no single Arizona real estate market. The right strategy depends on the
home, price point and goal.
Seasonal and second-home conversations typically begin picking up in mid to late August. Preparing now can make a meaningful difference when fall demand returns.
